POLISTENA, his Dist. _ wife, residing at (no #) Bungalow Lane, Mattituck, New York 106. 00 Sec. 02. 00 Blk. party of the second part, WUNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration 038. 000 paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs Lot or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being i2ahec. at Mattituck, Town of Southold, "County of Suffolk, New York, known and designated as lot No. 133 , Block 10 , on a t certain map entitled, "Map of Captain Kidd Estates , and filed in the Office of the Clerk of the County of Suffolk on January 19 , 1949 as Map No. 1672 , which said lot is bounded and described -as follows: BEGINNING at a point in the easterly side of Linda Road at the extreme northerly end of a curve having a radius of 25 feet and length of 39 .27 feet connecting the northerly side of Captain Kidd Drive and the easterly side of Linda Road; running thence North 12F 34' West along the easterly side of Linda Road 95 feet; thence North 77° 26' East 100 feet; thence South 120 34,' East 120 feet to the northerly side of Captain Kidd Drive; thence South 77° 26 ' West along the northerly side of Captain Kidd Drive 75 feet to the extreme southerly end of the aforementioned curve; thence along. said curve a distance of 39 . 27 feet to the easterly side of Linda Road, the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises as conveyed to the party of the first part by deed dated April 30, 1978 and recorded C, in the Suffolk County Clerk's Office on June 20, 1978 in Liber 8447 C'} Page 276. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will bold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
