Creek to a point, the tie line, from said point to a point on the westerly line

THENCE along said ordinary high water mark of Mattituck Creek southwesterly and

THENCE northwesterly along ordinary high water mark of Mattituck Creek to a point,
the tie line being N. 15 degrees 19 minutes 40 seconds West 593.76 feet;
THENCE northeasterly along ordinary high water mark of Mattituck Creek to a point,
the tie line being North 34 degrees 48 minutes 40 seconds E. 412.04 feet;
p THENCE along other land of the party of the first part the following two courses
and distances as follows: (1) S. 58 degrees 36 minutes 10 seconds E. 245.0 feet;
thence (2) N. 65 degrees 05 minutes 40 seconds E. 215.03 feet to the westerly line

place of beginning.
SUBJECT to the following restrictions recorded in Deed liber 5820 p. 94 on August
-25, 1965-.
1. That no building or large structure shall be built on said premises north of the
/line running from the southerly corner of the residence of the party of the first
part S. 54 degrees 10 minutes W. to the ordinary high water mark of Mattituck Creek.

2. That 'no' par't of any paved road-way from Wickham Avenue shall be closer than
10 feet from the boundary line of the party of the first part.
These restrictions shall run for a period of 15 years but may be modified or
cancelled by agreement between the party of the first part, his heirs, executors
lor assigns and the owners of the premises herein conveyed.
TOGETHER with all the right, title and interest of the party of the first part
of, in and to land below high water mark and under the waters of Mattituck Creek
adjacent to said premises.
Reference herein is made to Department of the Army Permit No. 10798, and
the terms and conditions specified therein, and which permit is intended to be
recorded or filed in the Suffolk County Clerk's office simultaneously herewith.
Reference is further made to New York State Department of Environmental
Conservation Permit No. TW 15272-0101 SP WQ and intended to be recorded or
filed in the Suffolk County Clerk's office simultaneously herewith.
This conveyance is made in the regular course of business actually conducted
by the Party of the first part and with the unanimous consent of the stockholders
thereof.
