These restrictions shall run for a period of 15 years but may be modified or cancelled by agreement between the party of the first part, his heirs, executors lor assigns and the owners of the premises herein conveyed. TOGETHER with all the right, title and interest of the party of the first part of, in and to land below high water mark and under the waters of Mattituck Creek adjacent to said premises.
