Map No. 41, bounded and described as follows:
BEGINNING at a point on the ec-Eterly side of North Drive at the southwest-
erly corner of Lot I and the northwesterly corner of Lot H as shown on
M said map; RUNNING THENCE along the easterly side of North Drive, North

the northerly side of Bay View Avenue 210. 84 feet to the easterly end of

North Drive with the northerly side of Bayview Ave. ; thence in a north-
westerly direction along the arc of said curve and bearing to right a
distance of 45.40 feet to the easterly side of North Drive and a point of
reverse curve; THENCE northerly along the easterly side of North Drive
on the arc of a curve bearing to the left having a radius of 270 . 72 feet
a distance of 127. 15 feet to the point or place of BEGINNING.
' SUBJECT to a right of way and easement 15 feet in width, the northerly
' line of which is the northerly line of the premises.
TOGETHER with a right of way or easement in common with others, 15 feet
in width the northerly line of which begins at the northeasterly corner

erly line of which runs South 89° 44 ' East 92feet to the westerly and of
the herein after described beach parcel.

foot right of way or easement and running thence across the easterly
end of said right of way or easement and then along land of the party of
the first part, North 00 16 ' 00" East 40.0 feet; thence South 891 44 '
00" East 100 feet, more or less, to the shore of Mattituck Creek; thence.
Southerly along the shore of said Creek, 40 feet, more or less; thence
along land of the party of the first part North 891 44 ' 00 West 100
feet, more or less, to the point of BEGINNING.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party Of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall he construed as if it lead "parties" whenever the sense of this indenture so requires.
