N wW WITNESSETH,that the party of the firstpart, in consideration of Ten Dollars and other valuable consideration
H a paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
z w or successors and assigns of the party of the second part forever,
EALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the southerly side of Bayview Road, said point being
formed by the intersection of the southerly side of Bayview Road with the westerly
side of a certain 16 1/2 foot right of way; running thence South 25 degrees 16
minutes 10 seconds West along the westerly side of a right of way 300 feet to a
inton the northerly line of land now or formerly of LaRosa; thence North 59
degrees O1 minutes 00 seconds West along said land 100 feet to a point on the
easterly line of land now or formerly of McConnell; thence North 25 degrees
16 minutes 10 seconds East along last mentioned land 306 feet to a point on the
southerly side of Bayview Road; thence South 59 degrees 01 minutes 00 seconds
East along said Road 100.00 feet to the point or place of BEGINNING.
TOGETHER WITH a right of way one (1) road in width for ingress and egress
by foot and by vehicle to Corey's Creek leading from said Bay View Road to
Corey's Creek and more particularly running along the westerly line of the lands
now or formerly of Godfrey Koke to the northeasterly corner of the lands of
Helen Fink, thence westerly along the northerly line of lands of said Helen Fink,
thence southerly along the westerly line of the lands of said Helen Fink to
Corey's Creek.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein
by Deed dated the 2nd day of September, 1977, recorded in the Suffolk County
Clerk's Office on September 12, 1977 in Liber 8306 page 26.

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
