abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances,and also
all the estate which the said decedent had at the time of decedent's death in said premises,and also the estate
IiI therein,which the party of the first part has or has power to conveyor dispose of,whether individually,or by virtue
of said will or otherwise;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,

part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties'whenever the sense of this indenture so requires.

TOGETHER with a right of way (1) rod in width for ingress and �.
egress, by foot and by vehicles, to Corey' s Creek and Bay View
Road leading from Bay View Road to Corey' s Creek and more
particularly running along the westerly line of the lands now or
formerly of Godfrey Koke Estate to the northeasterly corner of
the lands of Helen Fink, thence westerly along the northerly line
of the lands of said Helen Fink, to the extension of the easterly
line of the lands of Frederick C. Koke, thence southerly along F
the westerlyline of the lands of said Helen Fink and the IY, Is

or rights of way, to lay, maintain, operate, repair or remove a
pipe line or pipe lines and erect, maintain, operate, repair or
remove water, gas, sewer, telephone, telegraph and electric power
light or public utility lines if same shall be found necessary

over, under, through, across and upon the said right of way,
providing same does not obstruct or interfere with the free
passage by foot or by vehicles along said right of way. All
water, gas, sewer, telephone, telegraph, electric power and � 1"��'i =
light, or public utility lines shall be erected and maintained on
or along the easterly and southerly line of said right of way and
being more particularly on or along the westerly line of the
lands now or formerly of Godfrey Koke Estate, the northerly line

of the lands of Helen Fink and Frederick C. Koke and the westerly ;
iline of the lands of Frederick C. Koke and Gertrude K. Bunce.
This grant and easement shall at all times be deemed to be and
shall be a continuing covenant running with the land and shall be

said Julius Zebroski .
The said premises are SUBJECT, however, to a right of way one (1)
I rod in width and being one (1) rod in length heretofore granted
to William B. Boger and wife by deed dated April 6, 1946 and
recorded in the Suffolk County Clerk' s office in Liber 2548 of
deeds at page 255 and which right of way runs across the
northeast corner of the premises herein described.
