BEING AND INTENDED TO BE the same premises as conveyed to the party of the
1000 first part by deed dated July 6, 1950 and recorded in the Office of the
Clerk of the County of Suffolk in Liber 3116 cp. 231 on August 22, 1950.
S THE party of the first part reserves the right to possess, occupy, and control
all of the described real property during her lifetime or until such time as
064.00 she no longer resides at the herein described real property for a period of
6 months. Effective on the death of the party of the first part, or upon
her failure to reside at the real property for a period of 6 months, the
BLOCK party of the second part shall take title to the real property in' fee
simple absolute.

TOGETHER with all right, title and interest, if any, of the party, of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.

SCHEDULE A
ALL the following two certain parcels of real estate at
Southold, Long Island, described as follows:
PARCEL NO. 1: All that tract or parcel of land situate, lying
and being in the Town of Southold, County of Suffolk and State of
New York, known as Lot 35 on a certain map entitled, "Subdivision
Map of Founders Estates, situate at Southold, New York, " said map
being duly filed in the Suffolk County Clerk's Office on May
10th, 1927, as Map 1834, being the same premises conveyed to
parties of the first part by Louise Pond Jewell by Deed dated
July 15, 1936 and recorded in Liber 1871, page 327 etc. of Deeds
on July 16, 1936, in the Office of the Clerk of Suffolk County,
New York.
PARCEL NO. 2: All that certain lot, piece or parcel of land
situate at Southold, Town of Southold, County of Suffolk and
State of New York, known as Lot #F44 on Subdivision Map of
Founders Estates Inc. surveyed by Otto W. Van Tuyl, C.E. March
18, 1927, and filed in the Office of the County Clerk of Suffolk
County May 10, 1927, as Map 834, being the same premises conveyed
to parties of the first part by Founders Estates Inc. by Deed
dated July 6, 1934 and recorded in Liber 1771 page 531 etc. of
Deeds on July 13, 1934, in the Office of the Clerk of' Suffolk
County, New York.
TOGETHER with a right of way for passage on foot over a strip of
land three (3) feet in width on the southerly side of land
formerly of Louise Pond Jewell adjoining the northerly line of
land now or formerly of Frederick W. Teves and wife and running
from the westerly side of Hobart Road to high water mark of Town
Creek and covering a portion of lots 120 and 119 as laid down on
said map.
TOGETHER with all rights, title and interest of parties of the
first part in and to Hobart Road in front of and adjacent to said
premises.
