Southold, NY Telephone: 631765-1938 Fax: 631765-3136 The Planning Board received your request for a site plan use determination for the above referenced property to change the use of the building from office/storage to a catering facility. After careful review of the site, the Planning Board concurs that based on the fact there is an approved site plan dated August 11, 2003, ample parking onsite, and no change to the footprint of the building, the change of occupancy of the building would not require full site plan review. However, based on the survey submitted for review, the Board would like to offer the following comments for your consideration: 1. Parking stalls are recommended to be designated with striping and have handicap accessible parking in accordance with the ADA design guidelines including signage. 2. It is recommended that any asphalt area in need of repair be resurfaced to the satisfaction of the Building Department, including necessary drainage to prevent stormwater runoff. 3. There is no dumpster shown on the survey. It is recommended that an enclosure or area be designated for refuse that does not impede on parking on site. 4. Chief Building Inspector Town of Southold, POB 1179 Southold, NY 11971 Re: Proposed Catering Hall for Mattituck Park Dist. at Veterans Park, 11280 Peconic Bay Blvd. Mattituck, NY 11952 SCTM #1000-126-06-17,18 Dear Mr. Verity; In accordance with our recent conversation regarding parking and site plan approval at the above referenced premises, I have enclosed the following for your review: Copy of map which received Site Plan Approval from the Planning Board Dated August 11, 2003 x Copy of recent map approved by SCHD on 11/9/09 for an 83 seat catering hall upon which I have noted in red a parking layout. My Check in the amount of $50.00 for payment of the review fee. Please note that the Planning Board approval noted above was for the construction of the building as it now exists with 1,250 sq. ft. of it allocated as a storage area use. The required parking for the uses on the property as approved by the Board was 27 spaces which included 1 space for the storage use. The proposed change is for the 1,250 sq. ft. storage area to be used as a catering hall for members of the park district. Based on the Health Department approval this use is limited to 83 seats. The Southold Town Zoning Code Parking Schedule for a Restaurant use is one (1) space per three (3) seats. PO Box 1178 Southold, New York 11971 March 23, 2010 Dear Sir or Madam: �W MAR 2 5 2010 Southold Town Fl2,ninrt?card This is a request to be placed on an upcoming Agenda of the Planning Board to discuss the intention of the Mattituck Park District Commissioners to renovate space in the -Veterans Park administration building to create a commercial kitchen and to use part of the btyrg a� a c �vir riry r ai"ii . ".�".'`.p The Town of Southold Building Department on Friday, March 19, 2010 issued a stop -work order due to the fact that no plans for a commercial kitchen were submitted to the Department Health and no site plan was submitted to the Town of Southold as of that date. Residents in the area surrounding Veterans Park, as well as residents of the Mattituck Park District are concerned about the fact that they were never notified of the Commissioners' plans, nor did they have an opportunity to vote on them as is required by Chapter 924 of the laws of New York State in effect since 1941. They are also concerned about parking (only 40 spaces are currently available) that would spill out onto residential streets should there be a large gathering as a result of the commercial kitchen and catering hall that is planned. We will look forward to placement on your Agenda, and will check on the Internet to see if you have made time available to us for this discussion. it would be helpful if at the time of Ott hearing you would have available for review the original site plan for the building currently on the Veterans Park site.
