THENCE North 82 degrees 01 minute 10 seconds East , along the division line between lots 37 and 38 on said map, 282 feet to high- C11 water mark of Eugene' s Creek; THENCE southerly along highurater mar of Eugene' s Creek on a tie-line course and distance of South 23 degrees 49 minutes 10 seconds West , 117.66 feet to the point where the same is intersected by the division line between lots 33 and 34 on said map; THENCE South 82 degrees Ol minute 10 seconds West, along the division line between lots 33 and 34 on said map , 195.00 feet to the easterly side of Oak Street; THENCE along the easterly side of Oak Street, North 7 degrees 58 minutes 50 seconds West , lu0 feet to the point or place of BEGINNING. I . BIDING the same premises conveyed to the party of the first part by deed recorded in the Suffolk County Clerk' s Office on February 28, 19561 in Liber 4076, page 5G8. SUBJECT to covenants, agreements, easements, restrictions of record, if any, affecting said premises and building and zoning regulations ane restrictions of municipal and town authorities. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the sight to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
