Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the dividing line between the premises herein
conveyed and the premises formerly of Alexander Boag, Jr. and Alice Billings
Boag, his wife, now or formerly from the southwesterly side of Peconic Bay
Boulevard on a line drawn South 15 degrees 04 minutes East from the
southeasterly side of Peconic Bay Boulevard, said point of said line on the
southeasterly side of Peconic Bay Boulevard being three hundred and
twenty-four feet and three tenths of a foot southwesterly from a stone monument
marking the division line between lands formerly of Van Brunt Tandy, now
Templeton and Frederick Russell, now Plechavicius;
RUNNING THENCE from said beginning point and along land now or formerly of
Adrian J. Aten, South 15 degrees 04 minutes 00 seconds East 326.70 feet to this
high water mark of Great Peconic Bay;
THENCE along said high water mark of Great Peconic Bay, the tie line or which
bears South 37 degrees 17 minutes 20 seconds West, a distance of 100.00 feet
to land formerly of Van Brunt Tandy, formerly Thomas H. Rushmore, now or
formerly of Leon L. Murier, Jr.;
THENCE along said last mentioned land North 15 degrees 10 minutes 00
seconds West 387.82 feet to land formerly A. Boag, now or formerly of Anna
Marie Doherty;
THENCE along said last mentioned land, North 74 degrees 56 minutes 00
seconds East 79.91 feet to the point or place of BEGINNING.
TOGETHER with a non-exclusive Right of Way in, over and under a certain strip
and way of land 12 feet in width for egress and ingress from the northeasterly
