ROBERT A. WACKER, JR., residing at Unit 245, Peconic Landing at Southold, 1500
Brecknock Road, Greenport, New York 11944, and JAMES WACKER, residing at 3875 Waldo
Avenue, Apt. 7L, Riverdale, New York 10463, as Trustees under the Last Will and Testament of
Veronica Wacker, deceased, having been so appointed by the Surrogate's Court of the Suffolk
County on January 12, 2006, (File No. 2362P2005) as to a one half (1/2) interest, party of the first
part, and
ROBERT A. WACKER, JR., residing at Unit 245, Peconic Landing at Southold, 1500
Brecknock Road, Greenport, New York 11944, individually, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Nassau Point or Little Hog Neck, County of Suffolk and State
of New York, known and designated as Lot 7 and the northerly 75 feet of Lot 8 on a certain map
entitled "Map of Proposed Subdivision, Section A, Nassau Point Club Properties, Inc., situate on
Nassau Point, Suffolk County, New York, surveyed by Wallace H. Halsey, C.E., Southampton,
NY, June 1919", and filed in the Office of the Clerk of Suffolk County.
BEING AND INTENDED TO BE the same premises as described in deed dated October 16,
2006, and recorded October 18, 2006 in Liber 12474 Page 774 at the Office of the Clerk of the
County; of Suffolk, the Grantor herein being the same described as the Grantee in said Deed.
TAX MAP TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
DESIGNA'T'ION streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
Dist.: 1000 premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered
Blk.: 13.00 anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
Lot: 006.000 AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
