WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents ($10.00), lawful
money of the United States, paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Greenport, in the Town of Southold,
County of Suffolk and State of New York, known and designated as Lot 5 on "Map of Rockcove Estates" filed in
the Office of the Clerk of Suffolk County on June 11, 2011 as Map No. 10637, which said lot may be more
particularly bounded and described as follows:
BEGINNING ata point on the Southerly side of Sound Drive, where the same is intersected by the intersection line
between Lots 5 and 6 as shown on the aforesaid map;
RUNNING THENCE along the Southerly side of Sound Drive the following two (2) courses and distances:
1. North 19 degrees 54 minutes 57 seconds East, a distance of 90.06 feet to a point;
2. Easterly along the arc of a curve bearing to the right whose radius of 106.08 feet, a distance of 100.26
feet to a point;
THENCE South 15 degrees 55 minutes 50 seconds East, a distance of 338.51 feet to a point;
THENCE South 74 degrees 04 minutes 10 seconds West, a distance of 99.48 feet to a point',
THENCE North 25 degrees 58 minutes 32 seconds West, a distance of 225.00 feet to the point or place of
BEGINNING.
THE policy to be issued under the report will insure the title to such buildings and improvements erected on the
premises, which by law constitute real property.
BEING AND INTENDED to be the same premises conveyed to JOSEPH ALGERI AND PATRICIA
ALGERI, his wife, from East of Eden, LLC, a New York limited liability company, by Correction Deed dated
September 29, 2003 and recorded in the Suffolk County Clerk's Office on March 2, 2007, in Liber 12494, at Page
736.
SAID PREMISES being known and designated as 1255 Sound Drive, Greenport, New York 11944.

'TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises, TO HAVE AND TO 14OLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid; AND the party of the first part,
in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of
the improvement before using any part of the total of the same for any other purpose.
