New York (herein called "Grantor") to Albert M. Dinizio residing at

Grantor by Harold R. Reeve and Sons, Inc. by deed datedSeptember 19,
1969, recorded September 24, 1969s in Liber 6629 of Deeds at Page 60;
together with all rights privileges and appurtenances thereto and all
buildings and land improvements thereon; but subject to all easements,
rights-of-way, reservations, restrictions and encumbrances of record, to
any existing tenancies- to all zoning laws and ordinances, and to any state
of facts an accurate survey or inspection of the Premises would show:
ETO HAVE AND TO HOLD the same unto Grantee and Grantee's success-
ors and assigns forever.
SUBJECT to the foregoing and to the liens of all taxes and
y assessments for the year 1979 and subsequent years, Grantor covenants
with Grantee that Grantor will warrant and defend the title to the
Premises against the lawful claims of all persons claiming by, through
or under Grantor.
GRANTOR covenants: that Grantor will receive the consideration
for this conveyance, and will hold the right to receive such consideration,
as a trust fund to be applied first for the purpose of paying the cost of
any improvement of the Premises on account of which any lien thereon for
materials furnished or labor performed might arise; and that Grantor will
