part,does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and

where said southeasterly line would be intersected by the direct extension
LUT 39 southerly of the westerly line of Richmond Road; from said point of beginning
BLOCK 6 running along said land of Strauss, formerly of Flak, South 31 degrees 02
SECTION 51 minutes 10 seconds East 303 feet more or less to the ordinary high water mark
DISTRICT 1000 of Arshamomaque Pond; thence westerly along said high water mark 120 feet more
or less to land of Lilliam Gregory; thence along said land of Lillian Gregory,
North 28 degrees 32 minutes 10 seconds West 223 feet more or less to a monument
on said southeasterly line of Mill Creek Drive West; thence along said
southeasterly line, North 43 degrees 57 minutes 50 seconds East 100 feet to
the point of BEGINNING.
SAID premises known as 2345 Mill Creek Drive, Southold, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part of,in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises hereingranted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law,hereby covenants that the part
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
