Albertson and Company, which said point is S. 54 degrees 02 minutes 20 seconds
W. 53.37 feet as measured along the said new northerly line of the Main Road
from the westerly line of Factory Avenue and running thence from said point of
beginning S. 54 degrees 02 minutes 20 seconds W., along the new northerly line of
the Main Road 136. 50 feet to a concrete monument set on the easterly',line of the
land of Howard S. Parker; thence N. 18 degrees 10 seconds W. along the easterly
line of Howard S. Parker 150 feet to a monument set on the southerly line of the
Mattituck Trading Co.; thence N. 70 degrees 43 minutes E. along the southerly
line of the land of the Mattituck Trading Co. 130 feet to a monument set in the
westerly line of the land of William Albertson; thence S. 18 degrees 10 seconds E.
along the Westerly line of the land of William Albertson and Co. 110. 82 feet to the
point or place of BEGINNING.
SUBJECT TO restrictions as contained in deed dated July 17, 1979 and recorded
in Liber 8668 page 391 in the Suffolk County Clerk's Office on August 1, 1979.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word"party" shall he construed as if it read"parties" whenever the sense of this indenture so requires.
