BANNON, residing at 147 Captain Kidd Drive, Mattituck, County of Suffolk and State of New York, DiS 1RICT SECTION BLOCK LOT ' 112 party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con- sideration paid by the party of the second part, does hereby grant and release unto the party of the second Dist. part, the heirs or successors and assigns of the party of the second part forever, 1000 ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ- ate, lying and being in the area known as Westview, at Miattituck, in the Town See. of Southold, County of Suffolk and State of New York, and more 1070 particularly bounded and described as follows: BEGINNING at an iron pipe on the easterly line of BLK. Mayflower Road, 325.0 feet northerly along said easterly line from Brower Road, said point of beginning being the northwesterly corner 0800 of land of Schaaff; from said point of beginning running along said easterly line of Mayflower Road North 11 degrees 17 minutes 20 Lot seconds West, 100.0 feet to an iron pipe ' ; o�9p00 THENCE North 78 degrees 42 minutes 40 seconds East, 150.00 feet to an iron pipe; THENCE South 11 degrees 17 minutes 10 seconds East, 100.00 feet to an iron pipe and said land of Schaaff; THENCE along said land of Schaaff, south 78 degrees 42 minutes 40 seconds West, 150.00 feet to the point or .place of BEGINNING. C BEING AND INTENDED to be the same premises conveyed to the party of the first part by deed dated January 7., 1960 and recorded in the L0 Office of the Clerk of the County of Suffolk on January 12, 1960 in Liber Orf 3 Page 273. SUBJECT to any state of facts an accurate survey may show. SUBJECT to covenants, restrictions, reservations and easements of record. TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the above-described premises to the center lines thereof; TOGETHER-with the appur- tenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever,except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of y the first part will receive the consideration for this conveyance and will hold the right to receive such eon- sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
