concrete monument in the dividing line between lands hereby conveyed
and Lot Number Three (3) , property of Ravatone Realty Corporation;
thence running Southerly 32 degrees, 15 minutes East, and along said
land of Ravatone Realty Corporation, fifty (50) feet to another
concrete monument; thence running Southerly 61 degrees, 09 minutes,
West and along land of Farrell, One hundred ninety-nine and ninety
C\, one-hundredths (199.90) feet to a concrete monument on the easterly
side of Pequash Avenue; thence running North 32 degrees, 15 minutes
West along the East side of 'Pequash Avenue, Fifty (50) feet to the
concrete monument at the point or place of beginning.

\ TOGETHER With a right-of-way over the proposed road above referred to,
\ which said proposed road is more fully described as follows: -
Beginning at a point on the Westerly side of Betts Street,which said
point is North 14 degrees, 15 minutes West, a distance of Fifty (50)
feet from the concrete monument set as a bound on the Westerly side
of Betts Street on the Southeast corner of the property of the
Ravatone Realty Corporation, and running thence South 66 degrees,
30 minutes West, along the Southerly side of said proposed road,a
distance of One Hundred fifty-nine and fifteen one-hundredths
(159. 15) feet, and continuing along the Southerly side of said
proposed road, South 57 degrees, 45 minutes, West, a distance of
Five hundred fifty-nine and three tenths (559.3) feet to the Easterly
side of Pequash Avenue; thence along said Easterly side of Pequash
Avenue, 32 degrees, 15 minutes West, a distance of thirty-seven (37)

side of said proposed road, a distance of Five Hundred sixty-two
(562) feet; thence continuing along the Northerly side of said
proposed road North 66 degrees, 30 minutes East, a distance of One
hundred sixty-eight (168) feet to the Westerly side, of Betts Street;
running thence along the Westerly side of Betts Street, South 14
degrees, 15 minutes East, a distance of Thirty-seven (37) feet,
more or less, to the point or place of beginning.
ALSO.a free and unobstructed right-of-way over and upon Fleetwood
Road and East. Road to pass and repass on foot, with animals or
vehicles, to the beach at East Creek, together with the right and
privilege of using for bathing purposes that part of the beach at
East Creek which lies Easterly of a point marked by a ;cedar bush
growing on the said beach. The said right-of-way and right to the
use of said beach to be to the party of the second part his Grantees,
Lessees, he and assigns of any part thereof.
AND SUBJECT, however, to all covenants and restrictions as set
forth in a deed ,dated December 21, 1931 between Henry Barning and
Jean Y. Barning, his wife, and William C. Brons, and recorded in
the Suffolk County Clerk's office on December 22nd, 1931 in Liber
1623 at pages 487 &c.
BEING the same premises conveyed to William C. Brons by deed dated
December 21st, 1931 by Henry Barning and Jean Y. Barning, his wife,
and recorded in the Suffolk County Clerk's office on December 22nd,
1931 in Liber 1623, Page 487 and that thereafter by deed dated
March 20th, 1975 William C. Brons conveyed said premises to William
C. Brons and Mary E. Brons, his wife, as Tenants by the Entirety,
which deed was recorded on March 27th, 1975 in the Suffolk County
Clerk's office in Liber 7816, Pages 289 &c.
