BRUNO FRANKOLA requests an Administrative Amendment to Wetland Permit #5999 to construct
an 8' x +/-11' extension onto existing deck; and relocate existing +/-5' wide steps to grade to end of
new extension. Located: 840 Northfield Lane, Southold. SCTM# 71-1-19
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, as well as the records available to me, it is my recommendation that
the proposed action is CONSISTENT with the LWRP policies and therefore CONSISTENT with the
LWRP. This recommendation is based on the following:
1. It is recommended that the setback to the deck be established as required by Chapter 275
Wetlands and Shorelines of the Southold Town Code.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its
written determination regarding the consistency of the proposed action.

1. All applicants for permits* including Town of Southold agencies, shall complete this CCAF for
proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This
assessment is intended to supplement other information used by a Town of Southold agency in
making a determination of consistency. *Except minor exempt actions including Building P rmits
and other ministerial permits not located within the Coastal Erosion Hazard Area.
2. Before answering the questions in Section C, the preparer of this form shoul eview the exempt
minor action list, policies and explanations of each policy contained inthe wn of Southold Local
Waterfront Revitalization Program. A proposed action will be ev ted as to its significant
beneficial and adverse effects upon the coastal area (which includes alLdf Southold Town).
3. If any question in Section C on this form is answered "yes" or no", then the proposed action will
affect the achievement of the LWRP policy standards and cdnditions contained in the consistency
review law. Thus each answer must be explained in d tail listing both supporting and non -
supporting facts. If an action cannot be certified as cons' tent with the LWRP policy standards and
conditions, it shall not be undertaken.

The following action was taken by the Southold Town Board of Trustees at their Regular
Meeting held on Wednesday, May 21, 2014:
RESOLVED, that the Southold Town Board of Trustees APPROVE the Administrative
Amendment to Wetland Permit #5999 for an 11'-1/2° x 8' expansion to the existing deck;
with the condition that three (3) compliance inspections be completed - first inspection is
to be,completed after the installation of the physical barrier between the non-
disturbance buffer and existing lawn area, second inspection is to be completed in
Spring 2015 to check the condition of the non -disturbance buffer, and third inspection is
to be done after the deck expansion has been completed; and as depicted on the
revised project plan prepared by Bruno Frankola; received on February 26, 2014 and
stamp approved on May 21, 2014.
Any other activity within 100' of the wetland boundary requires a permit from this office.
