THIS INDENTURE, made the 19"' day of February in the year 2015
BETWEEN
THEODOROS TOUMAZOU, with an address of 35-07 Ditmars Boulevard, Astoria,
New York 11105
hereinafter referred to as "Grantor", and
Michael. Andreou and Giannoula Pavlakos, as husband and wife, with an address of
10-01 150`h Street, Whitestone, New York 11357
hereinafter referred to as "Grantee",
WITNESSETH, that the Grantor, in consideration of ten dollars ($10.00) and other good and
valuable consideration paid by the Grantee, does hereby grant and release unto the Grantee, the
heirs or successors and assigns of the Grantee forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the:

BEING the same premises conveyed to Grantor herein by deed from 425 Miriam Realty, LLC
dated September 28, 2005, recorded January 25, 2006 in Liber 12432, Page 471 in the Suffolk
County Register's Office.
Said premises being known as and by the address of 425 Miriam Road, Mattituck, 11952
(Suffolk County; District 1000; Section 099.00; Block; 01.00; Lot 031.000.)
TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the Grantor in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, the heirs or.-
successors
r_:successors and assigns of the Grantee forever.
AND the Grantor covenants that the Grantor has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of improvement
and will apply the same first to the payment of the cost of the improvement before using any part
of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture
so requires.
