BETWEEN PHILIP M. PALMERI, residing at 67 Hilton Avenue, Unit A16, Garden City, New York
l 1530, and LINDA S. SWEENEY, residing at 96 Claydon Road, Garden City, New York, as Trustees of
the Felix Ross Palmeri 2009 Irrevocable Trust dated June 9, 2009, party of the first part, and
PHILIP M. PALMERI, residing at 67 Hilton Avenue, Unit A16, Garden City, New York 11530, as to an
undivided fifty percent (50%) interest and LINDA S. SWEENEY, residing at 96 Claydon Road, Garden
City, New York, as to an undivided fifty percent (50%) interest, as tenants in common, party of the second
part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, Nassau Point or Little Hog Neck, Suffolk County, New
York, described as follows:
Lot 9 on a certain map entitled, "Map* of Proposed Subdivision Sec. A, Nassau Point Properties, Inc.
situate on Nassau Point, Suffolk County, N.Y., surveyed by Wallace R. Halsey, S.C. Southampton, N.Y.
June 1919," and filed in the Office of the Clerk of the County of Suffolk on October 4a', 1919. *File Map
#00156.
SAID premises being known as and located at 2615 Nassau Point Road, Cutchogue, New York
SAID premises being and intended to be the same premises conveyed to party of the first part by deed
dated June 9, 2009 and recorded on August 20, 2009 in the Suffolk County Clerk's Office in Liber
D00012597 at page 222.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

above written.
