party of the first part,

David Murolo and Cara L. Ricca, 2345 Minnehaha Boulevard, Southold, New York 11971, as
Trustees of The Dolores Ullmann Irrevocable Trust, dated 11/19/14,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and no/100
{$10.00), lawful money of the United States, to her paid by the party of the second part, does
hereby grant and release unto the party of the second part, the heirs, successors or assigns of the
party of the second part forever,
ALL that certain lot, piece or parcel of land together with the buildings and improvements
located and to be erected thereon, situate, lying and being at Laughing Water, in the Town of
Southold, County of Suffolk and State of New York, more particularly bounded and described as
follows:
BEGINNING at the corner formed by the intersection of the southerly side of Opechee Avenue
with the westerly side of Minnehaha Boulevard;
RUNNING THENCE along the westerly side of Minnehaha Boulevard, South 3° 36' 00" East
113.50 feet to the northerly side of Wabun Street;
THENCE along the northerly side of Wabun Street, South 87° 26' 00" West 104.70 feet to a
point;
THENCE along the easterly line of lands now or formerly of Palasciano and North 10° 36' 00"
West 160.00 feet to the southerly side of Opechee Avenue;
THENCE along the southerly side of Opechee Avenue, South 72° 40' 00" East 133 feet to the
point of place of BEGINNING.

BEING the same premises conveyed by John. R. Spicer and Kathleen Spicer, Grantor, to Dolores
Murolo-Ullmann, Grantee, by Deed dated February 9, 1993 and recorded in the Suffolk County
Clerk's Office on February 24, 1993 in Liber 11619 of Deeds at page 520.
THE PARTY OF THE FIRST PART named herein is the sole beneficiary of the Party of the
Second Part, The Dolores Ullmann Irrevocable Trust, dated 11119114, during the lifetime(s) of
the Party of the First Part and is entitled to veterans and senior exemptions as provided under
RPTL subsections 458(7), 458-a(5) and 467(9), and the school tax relief (STAR) exemption as
provided under RPTL section 425.
SUBJECT to covenants, conditions, restrictions and rights of way of record, if any.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
year first above written.
