will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

Suffolk and State of New York, known and designated as Lot 2 on a certain map entitled, "Map of Land Division of the
Estate of Skwara", filed 2/17/2015 in the Office of the Clerk of the County of Suffolk as Map #11985, being bounded and
described as follows;
BEGINNING at a point on the northerly side of Wells Road distant 3592 feet more or less, as measured along the
northerly and westerly sides of Wells Road from the corner by the intersection of the westerly side of Wells Road with the
southerly side of Main Road; said point of beginning also being where the westerly line of lands now or formerly of
Oiestad intersects the northerly side of Wells Road;
RUNNING THENCE westerly along the northerly side of Wells Road along a curve to the right having a radius of 207.1
feet a distance of 186.5 feet,
THENCE North 59 degrees 45 minutes 30 seconds West, stili along the Northerly side of Wells Road, 10.57 feet;
