BARGAIN AND SALE DEED
THIS INDENTURE, made as of JANUARY 20, 2015, among JACK BENIGNO,
residing at 14 Gerard Avenue, New Hyde Park, New York 11040 and DONALD BENIGNO,
residing at 59 Commonwealth Street, Franklin Square, New York 11010, TRUSTEES, under the
MARJORIE BENIGNO FAMILY TRUST ("Grantor"), and KENNETH NIEUWENHUIS and his
wife VERA NIEUWENHUIS, each having an address at 77 1 A UNION STREET, BROOKLYN
NY 11215 (collectively hereinafter referred to as "Grantees").
WITNESSETH, that Grantor, in consideration of Ten Dollars and other valuable
consideration, the receipt and sufficiency of which hereby are acknowledged, does hereby grant
and release unto Grantees, as tenants by the entirety, and their heirs, executors, administrators,
successors and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Southold, in the Town of Southold,
County of Suffolk, and State of New York, being more particularly described in
Exhibit A attached hereto and made a part hereof,
TOGETHER with all right, title and interest, if any, of Grantor in and to any
streets and roads abutting said premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in and
to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantees, as tenants
(opo by the entirety, and their heirs, executors, administrators, successors and assigns forever.
