8528 Steeple Ridge Drive, North Richland Hills, Texas 76182 as to the remainder interest as
surviving joint tenants.

WITNESSETH, that the party of the first part, in consideration often dollars and other valuable consideration paid by the party
of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of
the second pari forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the
Town of Southold, County of Suffolk and State of New York known as designated as and by lot No. 177 on a certain
map entitled "Map of Gardiner's Bay", County of Suffolk on April 24, 1968 as Map No. 5083 and more particularly
shown on Schedule A annexed hereto.
Being the same premises conveyed to the party of the first part by deed made by Joseph R. Carpenito and Joan Ann
Carpenito, his wife dated January 29, 2006, recorded February 14, 2006 in Liber 12435 page 800.
Premises known as 170 Dogwood lane, East Marion, NY 11939.
TOGETHER with all right. title and interest, if any, of the party of the first part, in and to any streets and roads abutting the above-
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the patty of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second pare the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first pan covenants that the patty of the first pan has not done or suffered anything whereby the said premises
have been encumbered in any way whatever, except as aforesaid.
AND the party of the First part, in compliance with Section 13 of the Lien Law, covenants that the party first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose
of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any
part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

Suffolk and State of New York, known and designated as and by Lot No. 177 on a certain map entitled "Map of
Gardiner's Bay", County of Suffolk on April 24, 1968 as Map No. 5083, bounded and described as follows:
BEGINNING at a point on the northwesterly side of Dogwood Lane distant 117.93 feet southwesterly as measured along
the northwesterly side of Dogwood Lane from the corner formed by the intersection of the southwesterly side of Orchard
Lane and the northwesterly side of Dogwood Lane;
THENCE southwesterly along the northwesterly side of Dogwood Lane along the arc of a curve to the right having a
radius of 400.00 feet a distance of 100.00 feet to a point;
THENCE North 45 degrees 01 minute 00 seconds West along the division line between Lots 177 and 178, 241.42 feet to a
point;
THENCE North 50 degrees 49 minutes 40 seconds East along land now or formerly of Ross, 72.16 feet to a point;
THENCE South 51 degrees 51 minutes 20 seconds East along the division line between Lots 176 and 177, 213.18 feet to
the northwesterly side of Dogwood Lane, the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
