McKINLEY AND ROSEMARY McKINLEY, his wife, residing at 27 Romscho Street, Bethpage, New York 11714 party of the second part, WITNESSETH,that the party of the first part, to whom letters testamentary were issued by the Surrogate's Court, Suffolk County, New York on November 14, 1994 and by virtue of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of ONE HUNDRED TWENTY THREE THOUSAND AND 00/100---- ($123, 000. 00) -----dollars, paid by the party of the second part, does hereby grant and release unto the party of the second part, the distributees or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and beingfaxw at Southold, in the Town of Southold, County of Suffolk, and State of New York, bounded and described as follows : BEGINNING a$ a point on the southerly line of Pine Neck Road 115. 0 feet easterly along said southerly line from Gardiners Lane; from said point of BEGINNING running along said southerly line of Pine Neck Road South 71 degrees 31 minutes 30 seconds east 107. 59 feet to a. monument and land of Matson; THENCE along said land of Matson South 14 degrees 59 minutes 30 seconds west 150. 28 feet to a monument and lot 3 as shown on "Map of Fairview Park" , filed in the Suffolk County Clerk ' s office as Map #3388; THENCE along said lot 3 and along lot 2 as shown on said map, North 71 degrees 31 minutes 30 seconds west 107. 59 feet; THENCE along land of the party of the first part, North 14 degrees 59 minutes 30 seconds east 150. 28 feet to the point of BEGINNING.
