paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lyingandbeing at Southold, Town of Southold, County of Suffolk and State
of New York, known and designated as Lot No. 22 on survey map
entitled, "Map of Subdivision known as Kennewood" made by Otto W.
Van Tuyl and Son, Licensed Land Surveyors, dated January 9, 1954 and
filed in the Suffolk County Clerk's Office on March 30, 1954 as Map
No. 2180, said lot being more particularly bounded and described as

at a point on the southwesterly side of Kenney's Road where
the same is intersected by the division line between lots 22 and 23 as
shown on the aforesaid map, said point or place of beginning being
distant 439.12 feet southeasterly as measured along the southwesterly
side of Kenney's Road from the corner formed by the intersection of
the southeasterly side of Soundview Avenue with the southwesterly side
of Kenney's Road; running thence from said point or place of beginning
along the southwesterly side of Kenney's Road South 420 16' 50" East
75.00 feet to the division line between lots 21 and 22; running thence
along said division line South 47e 43' 10" West 145.70 feet; running
thence North 41° 49' 00" West 75.00 feet to the division line between
lots 22 and 23; and thence along said division line North 47° 43' 10"
East 145.10 feet to the southwesterly side of Kenney's Road, the point
or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated March 19, 1980 and recorded in the
Suffolk County Clerk's Office on March 21, 1980 in Liber 6795 Page
306.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
