WfCNESSEfH, that the party of the first part, in consideration of
lawful money of the United States, paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the
at Bayview, Town of Southold, County of Suffolk, State of New York,
/known and designated as and by Lot No. 29 on a certain map entitled
"Map of Terry Waters at Bayview, Town of Southold, Suffolk N.Y. " and
filed in the Office of the Suffolk County Clerk on December 29, 1958,
as Map No. 2901 .
TOGETHER with the right to use in common with other lot owners the
area known as Lot #8 and the area adjoining next southerly thereto to
the extent of 80 feet, more or less, being the northerly 80 feet of
the parcel designated on the said filed map as "Community Park and
Beach (residents only) " .
TOGETHER with the right to use in common with other lot owners (said
right being only for the benefit of the above described premises) for
bathing and recreational purposes, the southerly 300 feet, more or
less, of the parcel designated on the above mentioned filed map as
"Community Park and Beach (residents only) " . Reserving however to
Arthur H. Fuchs and Joan S. Fuchs the right to change the location of
the northerly boundary thereof as hereinabove provided.
SUBJECT further to the rules, regulations and charges which may be
adopted from time to time by the lot owners associa-tion which is to
be organized by Arthur H. Fuchs and Joan S . Fuchs for the purpose of
the care, maintenance and repair of the roads, basins, canals and the
parcel designated "Community Park and Beach (residents only) " .
TOGETHER WITH an easement for the ingress and egress over and upon
Watersedge Way, Longview Lane, and Rambler Road for their entire
distance as shown and laid out 50 feet wide throughout on said above
mentioned filed map.
BEING AND INTENDED to be the same premises conveyed to the Grantor by
deed dated 2/9/95 and recorded 2/16/95 in Liber 11714 cp 988 .
