WITNESSETH, that the party of the first part to whom letters testamentary were issued by the
Surrogate's Court, County, NY, on and by virtue of the power and authority given in and by said last
will and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration
of Ten and no/100 ($10.00) dollars, paid by the party of the second part, does hereby grant and release
unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Cutchogue, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:

FLEET, dated 8/8/25, recorded in the Suffolk County Clerk's Office on 8/10/25, in Liber 1144, Page
110, and one of the premises described in deed made by MICHAEL S. HAND AND MARGARET
B. HAND, dated 3/18/46, recorded in the Suffolk County Clerk's Office on 5/1/46, in Liber 2558, Page
246.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of the decedent's death
in said premises, and also the estate therein, which the party of the first part has or has power to convey
or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the distributees or successors and assigns
of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

and State of New York being more particularly bounded and described as follows:
BEGINNING at a point on the northeasterly side of Stillwater Avenue at the northwest of premises herein to be described,
said point or place of beginning being distant 150.00 feet southeasterly as measured along the northeasterly side of
Stillwater Avenue from the corner formed by the intersection of the southerly side of land now or formerly of Town of
Southold with the northeasterly side of Stillwater Avenue;
RUNNING THENCE from said point or place of beginning North 60 degrees 46 minutes 32 seconds East, 130.91 feet to
Eugene Creek;
RUNNING THENCE along Eugene Creek the following 2 tie line courses and distances:
1) South 34 degrees 03 minutes 58 seconds East, 50.15 feet;
2) South 54 degrees 55 minutes 24 seconds East, 66.06 feet;
RUNNING THENCE South 64 degrees 38 minutes 00 seconds West, 149.20 feet to the northeasterly side of Stillwater
