on 5/1/46, in Liber 2558, Page 246.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of the'decedent's death
in said premises, and also the estate therein, which the party of the first part has or has power to convey
or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the distributees or successors and assigns
of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as afor�said.

ALL that other tract or parcel of land situate at Fleet's Neck, near Cutchogue, in the Town of Southold --'County of Suffolk
and State of New York, known and designated on a certain map entitled "Map of Section Two, Property of M.S. Hand,
situate at Cutchogue, Suffolk County, N.Y., March 23, 1939, Otto W. Van Tuyl, Surveyor, Greenport, N.Y." and filed in
the Office of the Clerk of the County of Suffolk on May 12th, 1939 as Map #1280 as and by the Lot Number 94, said lot
being more particularly bounded and described as follows: I
BEGINNING at a point on the southwesterly side of Stillwater Avenue where the same is intersected by the division line
between Lots 94 and 95 as shown on the aforesaid map, said point or place of beginning being distant 100.00 feet
southeasterly as measured along the southwesterly side of Stillwater Avenue from the comer formed by the intersection of
the southeasterly side of Track Avenue with the southwesterly side of Stillwater Avenue;
RUNNING THENCE from said point or place of beginning along the southwesterly side of Stillwater Avenue South 40
degrees 58 minutes 40 seconds East, 75.00 feet to land now or formerly of Robert Annabel and Joann Prince;
RUNNING THENCE along said land South 50 degrees 42 minutes 20 seconds West, 150.00 feet;
RUNNING THENCE North 40 degrees 58 minutes 40 seconds West, 70.58 feet to the division line between Lots 94 and
95 first above mentioned; and
