WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the
Mattituck, in the Town of Southold, County of Suffolk and State of New York, which by
reference to a survey therof made by Otto W. Van Tuyl Sons, Licensed Land Surveyors,
Greenport, New York, is bounded and described as follows:

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed made by Eileen L. Gildersleeve dated March 31, 2006, recorded January 16, 2007 in
Liber 12487 at Page 430.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same fust to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in Mattituck, in the Town of Southold, County of
Suffolk and State of New York, which by reference to a survey thereof made by Otto W. Van Toy] Sons, Licensed Land
Surveyors, Greenport, New York, is bounded and described as follows:
BEGINNING at the northeasterly currier thereof at a monument set in the westerly side of a certain right of way 25 feet
wide, leading southerly from New Suffolk Avenue to Peconic Bay (sometimes referred to as Camp Mineola Road and
sometimes as Reeves Avenue) distant southerly as measured along the westerly side of said right of way 537.60 feet from
the southerly or southwesterly side of Kraus Road, and also being the southeasterly comer of land now or formerly of
Miserandino;
RUNNING THENCE South 14 degrees 35 minutes 00 seconds East along the westerly side of said right of way, 105 feet
to a monument set in the northeasterly corner of land now or formerly of Hallenbeck;
RUNNING THENCE South 75 degrees 25 minutes 00 seconds West along the northerly line of land last mentioned 150
feet to a monument set in the easterly side of a private road, 50 feet wide;
RUNNING THENCE North 14 degrees 35 minutes 00 seconds West along the easterly side of said private road, 105 feet
to a monument set in the southwesterly corner of land now or formerly of Miscrandino;
RUNNING THENCE North 75 degrees 25 minutes 00 seconds East along the southerly line of land last mentioned, 150
feet to the monument at the point or place of BEGINNING.
TOGETHER with an easement for ingress and egress over and upon the right of way, 25 feet wide, adjoining the above
described premises on the East as it leads southerly from New Suffolk Avenue to Peconic Bay,
ALSO TOGETHER with an easement for ingress and egress over and upon the private road, 50 feet wide- adjoining the
above premises on the West, as it leads northerly in front of the above premises and THENCE easterly to the right of way
above mentioned, 25 feet wide, adjoining the premises on the East.
TOGETHER with the use in common with others of the following described parcel and the proposed dredged canal
adjacent thereto as aiboat basin;
BEGINNING at a stake set on the westerly line said 50 foot private road at the southeasterly line of a dredged canal, said
point of beginning being North 88 degrees 03 minutes West 174.75 feet from an iron pipe at the northwesterly corner of
land of Rambo; said point of beginning also about 500 feet westerly from the westerly line of a 25 foot right of way
leading to New Suffolk Avenue, from said point of beginning running southerly along said westerly line of said 50 foot
private road, 60 feet to a stake; thence southwesterly along land of Kreh 10 feet; thence northerly along the easterly edge
of a proposed dredged canal, 60 feet to said southeasterly edge of said dredged canal; thence northeasterly along said
southeasterly edged of said dredged canal 10 feet to the point of beginning.
WE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
