BEGINNING at a point on the southerly side of Main Road (N.Y. Route
25) distant 130.10 feet from the corner formed by the intersection of
the southerly side of Main Road with the westerly side of Eastward
Court; and running thence South ,2° 20' 40" West 100.0 feet; thence
North 870 39' 20" West 20.0 feet; thence South 2° 20' 40" West 100.0
feet; thence North 87° 39' 20" West 83.63 feet to land now or formerly
of Filla; thence North 3n 26' 10" East along said land now or formerly
of Filla 196.07 feet to the southerly side of Main Road; thence North
89° 03' 00" East along the southerly side of Main Road 68.80 feet;
thence South 87° 39' 20," East still along the southerly side of Main
Road 31.20 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated July 21, 1993 and recorded in the Suffolk
County Clerk's Office on August 5, 1993 in Liber 11638 Page 973.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
