BETWEEN WILLIAM BUHLER, surviving tenant by the entirety of HELENA BUHLER,
deceased, whose address is 2455 Cedar Drive, Southold, NY 11971, (herein, "Grantor"),
and
WILLIAM BUHLER, whose address is 2455 Cedar Drive, Southold, NY 11971, (herein,
"Grantee").
WITNESSETH, that Grantor, in consideration of Ten and no/100 Dollars ($10.00) lawful money
of the United States, and other valuable consideration paid by Grantee, hereby grants, remises and
releases unto Grantee, the heirs or successors and assigns of Grantee forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the County of Suffolk, State of New York, being more particularly
described as:

Subject to all covenants, casements and restrictions of record, if any, affecting the same.
BEING a portion of the same property conveyed to WILLIAM BUHLER AND HELENA
BUHLER, HIS WIFE by HELEN A. GALLAGHER, dated June 13, 1963 and recorded June 26,
1963 in Book 5368, Page 478 in the Register of Deeds Office, Suffolk County, New York.
WILLIAM BUHLER and HELENA BUHLER held title to the property as tenants by the entirety.
The said HELENA BUHLER a/k/a HELENA C. BUHLER died on February 2, 2000, as evidenced
by a Certificate of Death issued by the New York State Department of Health, thereby vesting tee
simple title to the above described premises in her surviving spouse, the said WILLIAM BUHLER,
Grantor herein, by operation of law.
Said premises having an address of. 2455 Cedar Drive, Southold, NY 11471
TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances to and the estate and rights of Grantor in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, his survivors, heirs,
distributees, personal representatives and assigns forever.
The words "Grantor" and "Grantee" shall be construed to read in the plural whenever the sense of
this deed so requires, and, in all references herein to any parties, persons, entities or corporations, the
use of any particular gender or the plural or singular number is intended to include the appropriate
gender or number as the text of the within instrument may require.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk, and State of New
York, known and designated as Lots 216 to 221 inclusive, 237 to 240 inclusive, on Northeasterly
one half of 241 on a certain map entitled, "Map of Goose Bay Estates, situated at Southold, Long
Island, Suffolk County, New York, surveyed by Lewis N. Waters, L.S. Oyster Bay, Long Island"
and filed in the office of the Clerk of the County of Suffolk on November 13, 1934 as Map No.
1176.
TOGETHER with all right, title and interest of the party of the first in and to the land lying in the
streets and roads in front of and adjoining said premises.
LESS AND EXCEPT
Being in the Town of Southold, County of Suffolk and State of New York known as Lots 237 to
240 inclusive and the Northeasterly one half of Lot 241 as shown on a certain map entitled,
"Map of Goose Bay Estates," and filed in the Office of the Clerk of the County of Suffolk on
November 13, 1934 as Map No. 1176, being bounded and described as follows:
BEGINNING at a point where the southerly side of Oak Avenue intersects the westerly side of
Cedar Avenue and running thence along the westerly side of Cedar Avenue, South 21 degrees 29
minutes 10 seconds East 118.58 feet; thence along lot 221 on said map, South 49 degrees 56
minutes 40 seconds West 65.38 feet; thence North 40 degrees 03 minutes 20; seconds West 120
feet to the southerly side of Oak Avenue; thence along the southerly side of Oak Avenue the
following two courses: (1) North 49 degrees 56 minutes 40 seconds East 80.51 feet and (2) North
68 degrees 30 minutes 50 seconds East 23.85 feet to the point or place of BEGINNING.
TOGETHER with all of the right, title and interest of the grantor, if any, in and to the right to
use, in common with others, for all reasonable purposes all that portion of land lying in front of
