TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.,
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will

SCHEDULE A DESCRIPTION
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of
New York, being shown as Lot 14 on the "Map of Chardonnay Woods at Southold" filed in
the Office of the Clerk of Suffolk County on September 28, 1989, as Map No. 8822, being
more particularly bounded and described as follows:
BEGINNING at a point on the Northerly boundary of Burgundy Court where it is intersected
by the division line between lot 14 on the South and Lot 15 on the North, said point of
beginning being 393.71 feet along the said mentioned boundary of Burgundy Court to the
Southwesterly terminus of the curve connecting the Westerly boundary of Chablis Path with
the aforementioned boundary of Burgundy Court having a radius of 20.00 feet for an arc
length of 31.43 feet.
THENCE from said point of beginning Southerly, continuing along the last mentioned
boundary of Burgundy Court, along the arc of a curve to the left having a radius of 50.00
feet for an arc length of 73.23 feet to a point on the division line between lot 13 on the
South and lot 14 on the North as shown on the aforementioned described map;
THENCE South 44 degrees 05 minutes 12 seconds West, radial to Burgundy Court along
