Road, which includes the southwesterly 20 feet of the premises, the
right, and the rights of the party of the first part or third parties
to grant to -public utilities customary utility easements therein and
the following restrictions and covenants which shall attach to and run
with the land: (a) that the premises shall be used only for the purpose
of a dwelling for one family and such other buildings as are appurtenai
to the use and occupancy of the premises for residential purposes; (b)
that no business, industry, commerce, occupation or nuisance of any kii
