29, 1979, in Liber 8603, Page 126.
Said premises being known as and by the street address 1675 Birdseye Road, Orient, New York
11957 and designed on the Land and Tax Map of Suffolk County as District 1000, Section 017.00,
Block 02.00, Lot 001.004,
Said Anne Branch Williams is one and the same person, having been formerly known as Anne Branch
Williams Perez.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof, TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so

SCHEDULE A DESCRIPTION
ALL that certain plot, piece or parcel of land, situate, lying and being at Orient in the Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Birds Eye Road where same is intersected by the
division line between land now or formerly of Richard Auletta and Irene Auletta and the
southwesterly corner of premises about to be described;
RUNNING THENCE along said last mentioned division line, North 04 degrees 00 minutes 00
seconds West, 331.95 feet to the high water mark of Long Island Sound on September 28, 2013;
THENCE along said apparent high water mark the following two (2) tie line courses and distances:
1. South 56 degrees 44 minutes 58 seconds East, 100.07 feet;
2. South 73 degrees 23 minutes 02 seconds East, 57.81 feet to Lot No. 1 on Subdivision Map of
Barbara B. Dow, filed 9119/1997 as Map No. 1997;
THENCE along said last mentioned land, South 07 degrees 46 minutes 30 seconds East, 241.67
feet to the northerly side of Birds Eye Road;
THENCE along the northerly side of Birds Eye Road, South 82 degrees 13 minutes 30 seconds
West, 150.00 feet to the point or place of BEGINNING.
TOGETHER WITH a right of way in common with others 30 feet in width over land of said
Jonathan Dwight Stern from the southeasterly corner of the premises, westerly and southerly to
the southwesterly comer of said land of Jonathan Dwight Stern, the southerly and easterly lines of
said right of way being described as follows:
BEGINNING at a point 30.00 feet southerly along land of Dow from the southeasterly comer of the
premises herein described;
RUNNING THENCE the following four courses and distances:
1. South 82 degrees 13 minutes 30 seconds West, 150.00 feet;
2. South 08 degrees 33 minutes 50 seconds East, 229.42 feet;
3. South 58 degrees 00 minutes 00 seconds West, 213.60 feet;
4. South 04 degrees 12 minutes 00 seconds West, 501.05 feet; the northerly and westerly sides

easterly lines.
Also with a right of way in common with others 33 feet in width adjoining the westerly side of the
most southerly course of the above described 30 foot right of way for a distance of 258.43 feet and
thence southerly about 500 feet to Main Road.
