Samuels & Steelman Architects on behalf of RICHARD & SCHEHERAZADE MADIGAN request a
Wetland Permit for renovations and additions to existing two-story (2,077sq.ft. first floor, 1,581
second floor) dwelling with existing 423sq.ft. deck which include a proposed 280sq.ft. screen porch
addition; proposed 607sq.ft. deck additions; proposed 125sq.ft. mechanical room and back porch
addition; new windows; new entry porch; and gutters to leaders to drywells to contain roof runoff.
Located: 856 Narrow River Road, Orient. SCTM# 27-4-9.6
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, as well as the records available to me, it is my recommendation that
the proposed actions are CONSISTENT with the Policy Standards and therefore are CONSISTENT
with the LWRP. This recommendation was based on the following:
1. The entire parcel is located within the FEMA Flood Zone AE el 6.
Due to probable high groundwater conditions it is recommended that the Board clarify the
placement and design of the drywells.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its
written determination regarding the consistency of the proposed action.
