SCTM# 1000-53-4-8
Nancy Dwyer on behalf of DORIS L. WILLS TRUST requests an Administrative Amendment to
Administrative Permit #8465A to include the re -surfacing of existing ±12'x39.9' deck; and to extend
the deck an additional 6'x39.9', with the overall size of deck to be 658 square feet. Located: 1815
Bayshore Road, Southold. SCTM#53-4-8
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, as well as the records available to me, it is my recommendation that
the proposed actions are CONSISTENT with the Policy Standards and therefore are CONSISTENT
with the LWRP provided the Board considers the following:
The Zoning Board of Appeals issued a variance on October 16, 2104 with the following conditions:
1. The deck will remain open to the sky.
2. No additional encroachments in the non -conforming 9.6 ft. side yard shall be
permitted other than the proposed basement entry stairs and AC unit as shown on the
survey cited above
3. A 10 foot wide LANDSCAPED BUFFER shall be established landward from the
top of the seawall.
If the action is approved, it is recommended that a 10' wide LANDSCAPED BUFFER be
memorialized in any permit issued.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its
written determination regarding the consistency of the proposed action.

1. All applicants for permits* including Town of Southold agencies, shall complete this CCAF for
proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This
assessment is intended to supplement other information used by a Town of Southold agency in
making a determination of consistency. *Except minor exempt actions including Building Permits
and other ministerial permits not located within the Coastal Erosion Hazard Area.
2. Before answering the questions in Section C, the preparer of this form. should review the exempt
minor action list, policies and explanations of each policy contained in the Town of Southold Local
Waterfront Revitalization Program. A proposed action will be evaluated. as to its ,sigqjficant
