BEGINNING at a point on the easterly side of Ole Jule Lane at the
SECTION northwest corner of the premises about to be described herein,
122.00 said point being distant 277.56 feet southerly as measured along
the easterly side of Ole Jule Lane from the corner formed by the
BLOCK intersection of the southerly side of Kraus Road with the easterly

beginning along the southerly side of land now or formerly of
LOT Bookmiller and along the southerly side of land now or formerly of

a canal; Running thence along said canal South 14 degrees, 19
minutes, 30 seconds West 120.00 feet to land now or formerly of

minutes, 50 seconds West 280.00 feet to the easterly side of Ole
Jule Lane; and Running thence along the easterly side of Ole Jule

the point or place of BEGINNING.
BEING AND INTENDED TO. BE the same premises as conveyed to the
party of the first part by deed dated the 20th day of December,
1957, and recorded in the Office of the Suffolk County Clerk on
December 30, 1957, Liber 4410 CP 79.
Together with all the right, title and interest of the parties of the first
part, if any, in and to Olejule Lane in front of and adjacent to the above
described premises to the center line thereof.
Together with a right of way, if any, over a certain 25 foot private road
j leading from the southerly line of New Suffolk Ave. southerly to Peconic Bay.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
