The Planning Board reviewed this request for a change of zone on the parcel
referenced above at their June 2, 2014 Work Session.
We do not recommend any change in the zoning of this parcel at this time.
We intend to review the zoning of this parcel during the Comprehensive Plan process
to determine whether there is any other existing or potentially new zoning district that
would be appropriate for this parcel. Thus, we recommend that the Town Board wait
until the new Comprehensive Plan is adopted before considering this request to ensure
that if a zone change is contemplated, it is consistent with the new plan.

e. Uses permitted in RR (1 acre) (20,000 sq. ft.):
1. Single and two-family (owner occupied) dwellings, agricultural
operations, government buildings, wineries, accessory apartment
in single-family home and Bed and Breakfast.
2. Special Exception (ZBA & Planning Board site plan required):
Two-family dwellings, public utility rights of way and structut'es,
beach/tennis/country clubs, accessory apartments in'accessory
structures, marinas, yacht clubs, transient hotels, resort
hotels/motels or conference facilities, tourist camps,, freestanding
restaurants.
As indicated on the attached zoning map, this parcel is located in the middle of a
large number of properties that are zoned R-80. The property across the street
(Soundview Restaurant) is zoned Resort Residential.

I represent the landowners of the above referenced premises. Although I am an
attorney, I am also closely related to the owners. In fact, my grandmother is Martha
Sledzieski, who has resided at the premises for close to 75 years. I, myself, am a long
time resident of Southold Town.
I am writing to inquire about the possibility of the Town Board granting an application for
a zone change from R-80 to resort residential or commercial with regard to the subject
property. The subject property is zoned R-80, despite the fact that there is not one
residential home located near the subject property. In fact, the subject property sits
across from the Soundview Restaurant and Resort. Immediately adjacent to the subject
property on its west side is barren land that cannot be used for residential purposes
because it is part of the County's preserve. Immediately adjacent to the subject
property on its east side is a parking lot, tennis courts, and an underground sewage
system all serving the Soundview Restaurant and Resort, despite the fact that my
research has revealed this property is zoned R-80.
In addition to the aforementioned factors, the County will soon be engaging in a
roadway construction project on Route 48 and will be taking a portion of the subject

property for said project, leaving the home thereon dangerously close to the roadway
and certainly not suitable for residential living.
I am an enclosing an aerial view of the property and its surroundings, which clearly
depicts one, and only one, residential home surrounded by preserved land and a resort.
