WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said Last Will and

BEING AND INTENDED to be the same premises conveyed to Gerardus deMey (Suffolk County Surrogate's Court
File No. 2013-2851) and Carolyn deMey (who predeceased him on 10/31/2003) by deed recorded in the Suffolk County
Clerk's Office on 04/25/2003 in Liber D00012248 at Page 276, which deed incorrectly spelled grantors' last name as
De May.
PREMISES more commonly known as 1450 Deep Hole Drive, Mattituck, New York 11952.
THE AFORESAID Allen G. deMey, in his individual capacity, and Lorraine G. Stewart, Teresa Wolfe and Kenneth
deMey, are executing this deed as the residuary legatees under the Last Will and Testament of Gerardus deMey,
deceased, and the only members of the party of the second part.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and also all the
estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the
party of the first part has or has power to convey or dispose of, whether individually, or by virtue of said will or
otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
THE word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of Southold, County
of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument on the curved westerly line of Deep Hold Drive, 1401.25 feet southerly along said
westerly line from New Suffolk Avenue, said point of beginning being the southeasterly corner of land now or
formerly of Anthony and Grace Gambino, and from said point of beginning
RUNNING THENCE southerly along said westerly line of Deep Hole Drive on a curve to the left having a
radius of 330.00 feet, a distance of 39.00 feet to a monument and land now or formerly of Anthony and
Josephine Corte;
THENCE along said land now or formerly of Corte, South 70 degrees 21 minutes West 292.00 feet to ordinary
high water mark of Deep Hole Creek;
THENCE North 0 degrees 47 minutes 50 seconds West along the easterly side of Deep Hole Creek along a tie
line distance of 67.59 feet to the southerly line of lands now or formerly of Anthony and Grace Gambino;
THENCE along said land, North 75 degrees 39 minutes 50 seconds East 270.00 feet to the westerly side of
Deep Hole Drive, the point or place of BEGINNING.
