WITNESSETH: That the party of the first part, in consideration of ten dollars, and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
in the Town of Southold, County of Suffolk and State of New York, more particularly bounded and described as
follows:
BEGINNING at a point which marks the northeasterly corner of premises about to be described, which point is
located South 74 degrees 2 minutes 40 seconds West 677.87 feet from a point on the westerly side of Minnehaha
Boulevard where the southerly side of the lands of Henry J. Smith intersects the same;
RUNNING THENCE from said point of beginning South 1 degree 49 minutes 00 seconds West 100 feet;
THENCE South 76 degrees 37 minutes 10 seconds West 203.78 feet to the easterly side of Hog Neck Bay;
THENCE northeasterly along Hog Neck Bay along a tie line North 28 degrees 48 minutes 40 seconds West 50 feet
to the lands now or formerly of Joseph Snellenberg;
THENCE North 25 degrees 44 minutes East along said last mentioned land 120.77 feet;
THENCE South 88 degrees I1 minutes 00 seconds East 173.13 feet to the point or place of BEGINNING.
BEING AND INTENDED to be the same premises described in deed to the party of the first pan dated April 26, 2006 and
recorded in the Suffolk County Clerk's Office on June 15, 2006 in Liber D00012455 at Page 463.
SAID PREMISES being known as and by the street address: 500 Teepee Trail, Southold, New York
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center line thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party
of the second•part; the' heirs•or�successors•and•assigns of the party of the second part forever.
AND the party of the ir`stipart,'coyenants that the parry of the first part has not done or suffered anything whereby the said
premises have been.encumbered.ih any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
