2014 Notice of Disapproval concerning a permit to construct a new single family dwelling, at; 1) lot
coverage more than the code permitted 20%, located at: 5205 The Long Way (adj. to Long Island
Sound) East Marion, NY. SCTM#1 000-21-5-11
The Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards.
Based upon the information provided on the LWRP Consistency Assessment Form submitted to this
department, as well as the records available to me, it is my recommendation that the proposed action is
CONSISTENT with the policy standards and therefore is CONSISTENT with the LWRP.
Pursuant to Chapter 268, the Southold Town Zoning Board of Appeals shall consider this
recommendation in preparing its written determination regarding the consistency of the proposed
a ction.

LWRP policies, I have one remaining concern:
1. The type of buffer is undefined on the site plan, last revised 12/28/13. It is recommended that the Board
require that the buffer be labelled as an non -disturbance buffer.

proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This
