the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed made by

abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party' shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

SCHEDULE A DESCRIPTION
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Bayview, Southold, in the Town of
Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point marked by a monument at the Southwesterly comer of the
premises herein described and the Northwesterly comer of land now or formerly of
Raymond J. Akscin;
RUNNING THENCE along the Easterly side of the several lands now or formerly
of Greeley, Marcell, Johnson and Harnre, North 20 degrees 11 minutes 20 seconds
East 237.12 feet to subdivision Map of Reydon Shores;
THENCE South 69 degrees 50 minutes 20 seconds East 170.0 feet to land
heretofore conveyed to Frederick W. Fiedler, Jr. and Helanie G. Fiedler, his wife
(Liber 8363 cp 443) now or formerly of G.& O. Akscin;
THENCE South 20 degrees 09 minutes 40 seconds West 179.01 feet;
THENCE South 69 degrees 50 minutes 20 seconds East 420 feet to the Westerly
side of Reydon Drive;
THENCE South 21 degrees 49 minutes 30 seconds West along the Westerly side
of Reydon Drive, 25.01 feet;
THENCE North 69 degrees 50 minutes 20 seconds West 419.36 feet;
THENCE South 20 degrees 11 minutes 20 seconds West 33.19 feet to a monument
marking land now or formerly of Raymond J. Akscin, aforesaid;
THENCE along said land now or formerly of Raymond J. Akscin, North 69
degrees 48 minutes 40 seconds West 170.0 feet, more or less, to the point or place
of BEGINNING.
TOGETHER with all the right, title and interest of the party of the first part of, in
and to that portion of Reydon Drive adjacent to said premises to the center line
thereof, and:
1) To use for boating, bathing and fishing, all that portion of Beach lying in front of
Sections A and B, as shown on Map No. 631 in common with the party of the first
part and with others who now have or hereafter may acquire rights in the same,
subject, however, to such reasonable rules and regulations with respect to the use
thereof, as the Sellers may from time to time put into effect.
2) The right of way of the roads, highways, streets or lanes shown on said Map and
over a road or highway known as Reydon Drive.
3) To the reasonable use and enjoyment of that portion of the inland harbor owned
by Reydon Shores, Inc., and to the use of a portion of the Northerly line of the
bulkhead and to such other portions of said bulkhead as may be set aside in
common with the other plot owners of plots of Reydon Shores, Inc. to date and
others who may hereafter acquire title to land from Reydon Shores, Inc., subject to
such reasonable rules and regulations as Reydon Shores, Inc., may from time to
time put into effect, it being expressly understood that the Seller shall not be liable
in any way whatsoever for any accident or accidents that may occur in connection
with the use and enjoyment of said bulkhead and harbor from any cause
whatsoever.
