THIS INDENTURE, made the 61 day of January, 2015
BETWEEN
NANNIE P. MORRIS, residing at 2760 Yennecott Drive, Southold, New York 11971,
as to a life estate, and DOUGLAS A. MORRIS AND LORI LATNEY, residing at
807 Linnet Street, Greenport, New York 11944, as to a remainder interest, party
of the first part, and ,
MATTHEW MICHEL AND KIRSTEN JOHNSON, as joint tenants with right of survivorship
residing at 29500 Main Road, Cutchogue, New York 11935, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00!100--($10.)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
All that certain plot, piece or parcel of land, situate, lying and being at Southold, Town of
Southold, County of Suffolk, and State of New York, known and designated as Lot No. 39 on a
map entitled, "Map of Yennecott Park situate at Southold, Town of Southold, Suffolk County,
New York" surveyed by Van Tuyl and Son, Greenport, New York, May 1, 1968 as Map #5187,
bounded and described as follows:
BEGINNING at the corner formed by the intersection of the southerly side of Yennecott Drive and
the westerly side of Laurel Avenue;
RUNNING THENCE South 14 degrees 04 minutes East along the westerly side of Laurel
Avenue, 140.0 feet to land now or formerly of J. Blados;
THENCE South 84 degrees 30 minutes West along last mentioned land, 176.03 feet;
THENCE North 14 degrees 04 minutes West 113.35 feet to the southerly side of Yennecott Drive;
THENCE North 75 degrees 56 minutes East along the southerly side of Yennecott Drive 174.0
feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as described in deed made by Daysman
Morris and Nannie P. Morris, recorded January 10, 2000 in Liber 12012 page 557.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shalt be construed as if it read "parties" whenever the
sense of this indenture so requires.
