designated as Lot No. 45 on a certain map entitled "Map of Highpoint at East Marion, Section
Two", and filed in the Office of the Clerk of the County of Suffolk on 07/13/1984 as Map No. 7755,
Abstract No. 9640, being more particularly bounded and described as follows;
BEGINNING at a point on the southwesterly side of Cedar Drive South, which point being located
at the extreme easterly end of an are of a curve having a radius of 25 feet and a length of 39.27 feet,
which connects the southeasterly side of Maple Place with said southwesterly side of Cedar Drive
South;
RUNNING THENCE along the southwesterly side of Cedar Drive South, South 18 degrees 48
