This proposed site plan is for a 6,000 s.f. addition to an existing 3,150 s.f. building for office
space and storage on a 6.8 acre parcel in the LI Zoning District, Cutchogue.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, the proposed action is CONSISTENT with the LWRP.
To further the below policy it is recommended that the Board consider establishing
significant vegetative buffers along Cox's Lane and along the southeast property line to
comply with the 25% landscape requirement for the district and control fugitive
windblown soils/dust on-site.
Policy 3. Enhance visual quality and protect scenic resources throughout the Town of Southold.
E. Preserve existing vegetation and establish new indigenous vegetation to enhance scenic
quality.•
7. Preserve existing vegetation which contributes to the scenic quality of the
landscape.
4. Restore or add indigenous vegetative cover that presents a natural
appearance.
The area is NOT included and identified as included within the archeo-sensitive area (MAPINFO
GIS-Archeo- sensitive layer). Storm water controls (drywells and pervious parking lot and
driveway) are proposed.
Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.
