Zoning District: R-40
This proposal is for a standard subdivision to subdivide a 13.540 -acre parcel into five lots where
Lot 1 = 0.8 ac., Lot 2 = 7.7 ac., including a 1 ac. building envelope and 6.8 acres of preserved
Open Space, and Lots 3, 4, & 5 = 0.7 ac. in the R-80 Zoning District.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, the proposed action is CONSISTENT with the LWRP, provided
that the below recommendations are required in the subdivision approval to meet or further the
below listed policies.
2.2 Protect and preserve archaeological resources.
A. Conduct a cultural resource investigation when an action is proposed on an
archaeological site, fossil bed, or in an area identified for potential archaeological
sensitivity on the archaeological resources inventory maps prepared by the New
York State Department of Education.
1. Conduct a site survey to determine the presence or absence of cultural
resources in the project's potential impact area.
2. If cultural resources are discovered as a result of the initial survey,
conduct a detailed evaluation of the cultural resource to provide adequate
data to allow a determination of the resource's archaeological
significance.
The New York Department of State GIS- Public Access map was referenced
for occurrence of archeo-sensitive areas on site. The parcel is Included
within an archeo-sensitive and it is recommended that an archeolonist be
a
on site during construction of any new structures where excavation is
necessary.
Policy 3. Enhance visual quality and protect scenic resources throughout the Town of Southold.
D. Use appropriate siting, scales, forms, and materials to ensure that structures are
compatible with and add interest to existing scenic components.
E. Preserve existing vegetation and establish new indigenous vegetation to
enhance scenic quality.-

or designed aesthetic values.

3• Avoid structures or activities which introduce visual interruptions to
natural landscapes including:
a. introduction of intrusive artificial light sources

5.3 Protect and enhance quality of coastal waters.
A. Protect water quality based on an evaluation of physical factors (pH, dissolved
oxygen, dissolved solids, nutrients, odor, color and turbidity), health factors
(pathogens, chemical contaminants, and toxicity), and aesthetic factors (oils,
floatables, refuse, and suspended solids).
5.4. Limit the potential for adverse impacts of watershed development on water quality and
quantity.
A. Protect water quality by ensuring that proposed expansion or intensification of
existing watershed development results In:
1. protection of areas that provide important water quality benefits.
It is recommended that the following best management practices be
required to protect water quality of the aquifer and coastal waters:

a. Require only the use of organic fertilizers where the
water-soluble nitrogen is no more than 20% of the total
nitrogen in the mixture.
b. Require a maximum of 1 Ib. of nitrogen per 1000 square
Feet in any one applications with a cumulative application
of no more than 21bs. per 1,000 square feet per year.
c. Apply fertilizer products only during the growing season
(typically mid-April through mid-October).
