The Southold Town Board of Trustees reviewed the survey for a standard subdivision
prepared by CME Engineering, Land Surveying & Architecture, last dated January 28,
2015, and determined that proposed Lot 1 contains wetlands on the property and would
require a determination from the Board of Trustees for any proposed structure,
modifications to an existing structure, grading, or clearing. Proposed Lot 2 which
includes a proposed dwelling, septic system, storm water drywells, water main trench,
power trench, stone drive, finish grading, and for minimal clearing has been determined
to be out of the Wetland jurisdiction under Chapter 275 of the Town Wetland Code and
Chapter 111 of the Town Code.
Therefore, in accordance with the current Wetlands Code (Chapter 275) and the
Coastal Erosion Hazard Area (Chapter 111) no permit is required for proposed Lot 2.
Please be advised, however, that no construction, sedimentation, or disturbance of any
kind may take place seaward of the tidal and/or freshwater wetlands jurisdictional -
boundary or seaward of the coastal erosion hazard area as indicated above, or within
100' landward from the top of the bluff, without further authorization from the Southold
Town Board of Trustees pursuant to Chapter 275 and/or Chapter 111 of the Town
Code. It is your responsibility to ensure that all necessary precautions are taken to
prevent any sedimentation or other alteration or disturbance to the ground surface or
vegetation within Tidal Wetlands jurisdiction and Coastal Erosion Hazard Area, which
may result from your project. Such precautions may include maintaining adequate work
area between the tidal wetland jurisdictional boundary and the coastal erosion hazard
area and your project or erecting a temporary fence, barrier, or hay bale berm.
This determination is not a determination from any other agency.

Requesting letter of Non -Jurisdiction
Board of Trustees,
We have an existing house lot and are in the process of subdividing, to have lot 1 with
existing house and lot 2 to build a new dwelling with septic system, storm water drywells,
water main trench, power trench, stone drive, finish grading. The property has been
maintained and there is minimal clearing to be done on lot 2 (329' from tidal wetlands) and
no clearing on lot 1. The planning board and health dept. need a letter of non -jurisdiction
from the Southold town of trustees before final approval is granted. I've included a map
with dimensions and set backs of existing dwelling and proposed new activity and dwelling.
