Siyu Liu on behalf of JACQUELINE BITTNER requests a Wetland Permit to construct a 408sq.ft. addition to the
southwest corner of the dwelling; expand front entry approximately 45sq.ft.with 34sq.ft. porch; construct a
227sqft landward addition to existing garage; construct a 745sq.ft. rear porch; construction of two dormers on
north side and widen existing dormers on south side of dwelling; and expand the 2nd story over single story
portion of dwelling. Located: 809 Maple Lane, Southold. SCTM#64-1-31
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold
Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the
information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the
records available to me, it is my recommendation that the proposed actions are CONSISTENT with the Policy
Standards and therefore are CONSISTENT with the LWRP provided that the Board require:
1. The establishment of a vegetated, non-turf(including existing vegetation) landward of the top
of bank.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.

LWRP CONSISTENCY ASSESSMENT FORM
A. INSTRUCTIONS
1. All applicants for permits* including Town of Southold agencies, shall complete this CCAF for
proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This
assessment is intended to supplement other information used by a Town of Southold agency in
making a determination of consistency. *Except minor exempt actions including Building Permits
and other ministerial permits not located within the Coastal Erosion Hazard Area.
2. Before answering the questions in Section C, the preparer of this form.should review the exempt
minor action list, policies and explanations of each policy contained in the Town of Southold Local
Waterfront Revitalization Program. A proposed action will be evaluated. as to its si iigi ficant
beneficial and adverse effects upon the coastal area(which includes all of Southold Town.
1 If any question in Section C on this form is answered "yes" or "no", then the proposed action will
affect the achievement of the LWRP policy standards and conditions contained in the consistency
review law. Thus, each answer must be explained in detail, listing both supporting and non-
supporting facts. If an action cannot be certified as consistent with the LWRP policy standards and
conditions,it shall not be undertaken.
A copy of the LWRP is available in the following places: online at the Town of Southold's
website (southoldtown.northfork.net), the Board of Trust ent, all
local libraries and the Town Clerk's office. I

1) Homeowner proposed to enlarge the house at the southwest corner of the house,totaling 408
S.F.,and a small bump out at the entry of 34 S.F.
The kitchen,2 bedrooms and 2 baths,laundry and mudroom will be relocated. Living area will
be enlarged.
2) Homeowner will take portion of the garage and convert it into living area,and that equals to 248
S.F.The space will be used as a laundry and a tack room.
3) Homeowner will therefore need to expand the garage towards the driveway by 9' 10 34",thus
creating 227 S.F.of new garage area
4) Homeowner will add 45 S.F.to front porch,and 745 S.F.to the rear porch.
5) Home owner will add 2 dormers on the north side of the existing house,and widen the existing
dormers on the south side. The master bedroom will be expanded also.Portion of the 2"d story
expansion will be built over the existing 1 story house,approx 607 S.F.,portion of it will be over
the new addition approx.278 S.F.
Total area of addition of the second floor is 885 S.F.
