Greenport, NY, 11944, as to a life estate interest; and
ELIZABETH AGNEW, residing at 38 Black Point Horseshoe Rd., Rumson, NJ, 07760;
JAYNE AGNEW, residing at 425 Main Street, Apt. H, Northport, NY, 11768;
JOSEPH MUGFORD, residing at 439 Newton Street, Westbury, NY, 11590, as Tenants in Common
as to the remainder interest
party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars, lawful money of
'the United States paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and in the Village of Greenport, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a point on the northerly side of Front Street (NYS Rt. 25) at the southwesterly corner of
land now or formerly of Hall and the southeasterly corner of the premises herein described; said point being
;also distant westerly 90 feet from the comer formed by the intersection of the westerly of 4th Avenue and
'the northerly side of Front Street;
RUNNING THENCE South 84 degrees 33 minutes 30 seconds West along the northerly side of Front
Street, 90.00 feet to land now or formerly of Jaeger;
THENCE North 15 degrees 07 minutes 26 seconds East along said land now or formerly of Jaeger and later
along land now or formerly of Strzesak, 150.12 feet to land now or formerly of Ficurilli;
THENCE North 83 degrees 17 minutes East along aid land now or formerly of Ficurilli, 39.75 feet to land
now or formerly of Hall;
THENCE South 04 degrees 26 minutes 20 seconds East along aid land now or formerly of Hall, 141.46 feet
to the northerly side of Front Street and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated July 10, 2008 which deed was recorded in the Office of the Clerk of the County of Suffolk on
July 18, 2008 in Liber 12558 at page 585.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
