QUIT CLAIM DEED
THIS INDENTURE, made on August 11, 2014, between ANITA AGUECI, as
TRUSTEE OF THE ANITA AGUECI REVOCABLE LIVING TRUST, date March 28, 2005,
having an address at 155 Rose Lane, Mattituck, NY 11952, as Grantor hereunder, (hereinafter
referred the "Grantor"), and PATRICK W. SWEENEY, as TRUSTEE OF THE ANITA
AGUECI IRREVOCABLE FAMILY TRUST, dated August 11, 2014, (hereafter referred to as
the "Grantee").
WITNESSETH, that Grantor, in consideration of Ten Dollars and other valuable
consideration, the receipt and sufficiency of which hereby are acknowledged, does hereby grant
and release unto the Grantee and her trustees, administrators, successors and assigns forever,
SEE SCHEDULE "A" DESCRIPTIONATTACHED HERETO AND MADEA PART
HEREOF.
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and roads
abutting said premises to the center lines thereof; and, TOGETHER with the appurtenances and
all the estate and rights of Grantor in and to said premises,
TO HAVE AND TO HOLO? the premises herein granted unto Grantee and her trustees,
administrator, successors and assigns forever.
Grantor is the owner of said property. Said property is not located in an agricultural district.
Being and intended to be the same premises conveyed to ANITA AGUECI, Trustee of the
ANITA AGUECI REVOCABLE LIVING TRUST, dated March 28, 2005, by deed dated April
29, 2005 and recorded with the Suffolk County Clerk on June 1, 2005 at Liber ,1,2390 page 160.
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantee will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement before using any
part of the total of.same for any other purpose.
IN WITNESS WHEREOF, Grantor has duly executed this deed on this I lth day of
August, 2014.
